Secured credit
Home equity for companies
Long-term borrowing with a property as collateral: the company's, a partner's, or the warehouse.

What it is
With the property under a fiduciary lien, the company reaches the lowest rate on the table for a business, with terms of up to 15 or 20 years. It is the largest deal I structure.
The property stays in use and in your name for the whole contract. The fiduciary lien is collateral, not a sale.
When it makes sense
- There is expensive debt to swap for long, cheap debt
- Expansion requires an amount working capital cannot cover
- There is a property owned by the company or a partner, or a paid-off warehouse sitting idle as an asset
How it works
- Property appraisalI check the title record (matrícula), its standing and its market value.
- StructuringI set the amount, the term and the institution with the best appetite.
- Review and appraisal reportInspection, appraisal report and credit approval.
- Registry and releaseRegistration of the lien and release of the funds.
What you will need
- Up-to-date property title record (matrícula)
- IPTU (municipal property tax) and proof of payment
- Company revenue and balance sheet
- Partners' personal documents
The list can change with the institution and the size of the deal. I confirm what is actually required before you gather a single document.
Next step
Tell me where the company stands. The diagnosis is free and takes fifteen minutes.
If there is a deal that makes sense, I build it and compare it. If there is not, I will say so, and you save the time of finding that out alone.
